Typical UK spray foam removal costs
Three widely used UK cost guides publish these figures for removing spray foam from a loft or roof space:
| Source | Per square metre | Typical whole job |
|---|---|---|
| Checkatrade (July 2026) | £40 average; £50–£75 open-cell, £80–£100+ closed-cell | Around £3,200 for a three-bed detached house (roof approx. 80m²), shown +VAT |
| BestBuilders (2026) | £25–£55 open-cell; £40–£90 closed-cell | £1,800–£3,500 open-cell or £2,500–£5,000 closed-cell for a typical three-bed semi (50–80m²) |
| MyJobQuote (September 2026) | £40 average; £20–£30 open-cell, £30–£50 closed-cell | Around £3,200 for a three-bed detached; £2,000–£5,000 for a 100m² loft |
Taken together, these guides put a typical three-bedroom loft at roughly £2,000 to £5,000. Small, open-cell jobs can come in lower, and large roofs with closed-cell foam bonded to the felt can cost more. The sources don't all agree on the per-square-metre rate – which is exactly why a survey matters.
What affects the price
- Open-cell or closed-cell foam. Open-cell foam is soft and tends to come away in pieces. Closed-cell foam is rigid and bonds hard to rafters and felt, so it has to be cut and scraped off in small sections. BestBuilders says closed-cell can take three or four times the labour on the same roof.
- Roof area and coverage. A bigger roof, or foam on gable walls as well as between the rafters, means more to remove.
- Thickness and how it was applied. Thick or uneven layers take longer.
- What it's stuck to. Foam bonded to bitumen felt, a breathable membrane or the back of tiles needs more care to avoid damage.
- Access. Hatch size, headroom, boarding, water tanks and stored belongings all affect how quickly the work can be done.
- Cables and pipework. Wiring or pipes buried in the foam need careful working around.
- Waste volume. Foam is bulky, and it has to be bagged, carried out and disposed of properly.
- Reinsulation. Once the foam is out, most lofts need insulating again at ceiling level.
Extras to budget for
Good quotes make clear what is and isn't included. These are the items published guides tell homeowners to check:
| Item | Published typical cost | Notes |
|---|---|---|
| Reinsulating the loft at ceiling level | £500–£1,400 for a typical three-bed (BestBuilders); £750 to insulate a loft from 0mm to 270mm (Energy Saving Trust) | Usually quoted separately – ask |
| Waste disposal | Around £100 specialist disposal plus skip hire from £75 (Checkatrade); £250–£700 (BestBuilders) | Check whether waste removal is included |
| Independent roof or timber inspection | £300–£700 (BestBuilders) | Only if your lender or buyer asks for one |
| Repairs found once the foam is off | Replacing rafters or battens £500–£3,000; new roofing membrane £3,500–£9,000 (BestBuilders) | Not always needed – a membrane replacement is a roofing job requiring the tiles to be stripped |
Ask any contractor – including us – to confirm in writing what the price covers: removal, protecting your home, taking the waste away, the completion report and any reinsulation. That way you can compare quotes like for like.
How long does spray foam removal take?
Published guides suggest anything from one to five days for a typical house – MyJobQuote says one to three days for a three-bed loft, while Checkatrade says three to five days. It depends on the foam type, the size of the roof and access. We'll give you a realistic timescale with your quote, and if you're working to a sale or mortgage deadline, tell us when you first get in touch.
Grants and "free removal" schemes
There is no government funding for spray foam removal. The government confirmed this in March 2025 (House of Commons Library), and ECO4 does not cover removal. If your foam was installed incorrectly, you may be able to seek a remedy from the original installer or through an insurance-backed guarantee – check your paperwork before paying for removal.
Trading Standards have warned about cold callers claiming spray foam is dangerous or offering "free" removal schemes (Bromley Trading Standards, 2026). Never agree to work on the doorstep. See our loft insulation grants guide for what funding does exist.
How to get an accurate quote
Nobody can price spray foam removal accurately from a phone call alone. To help us give you a clear written quote quickly, send us:
- Photos of the roof space, including close-ups of the foam
- The approximate size of the house or loft (number of bedrooms helps)
- Whether the foam is soft (open-cell) or hard (closed-cell), if you know
- The size of your loft hatch and anything stored up there
- What your lender, surveyor or buyer has asked for, and any deadline
We'll then arrange a free survey and give you a written quote setting out exactly what's included. Every job comes with a stage-by-stage photo completion report.
