Has a surveyor or mortgage lender flagged spray foam in your loft? We remove spray foam insulation carefully by hand, document your roof for the valuer, and reinsulate the right way – so you can get on with selling or remortgaging.
Spray polyurethane foam was widely marketed as a quick way to insulate a roof. It's sprayed directly onto the underside of the roof – the rafters, battens, felt or membrane – where it sets. That's what causes the problem for lenders:
In research published by the BBC, five of the UK's 20 largest mortgage lenders said they did not lend against properties with spray foam in the roof space, while others said they decide case by case and may ask for documentation or a specialist report. Policies change, so ask your lender or mortgage broker exactly what they need.
Straight talking: removal isn't always the only answer. The government has said foam installed to the relevant standards shouldn't need removal, and some lenders will accept a property with the right paperwork and an inspection report. Check with your lender first – and if removal is what's needed, call us.
Careful, methodical and documented from start to finish.
Tell us what your lender or surveyor has said and send photos of the roof space if you can. We'll explain your options in plain English.
We check the foam – open or closed cell, where it's applied, how thick, and whether it's bonded to felt, membrane or tiles – and look for signs of moisture or damage.
A written quote setting out what we'll remove, how we'll do it, timescales and any risks we've spotted.
Dust sheets and protection on access routes and around the loft hatch, with our team in appropriate PPE.
Foam is cut and scraped away by hand between the rafters, taking care to protect timbers, battens and roof coverings. Waste is bagged as we go and taken away for disposal – we're a registered waste carrier.
Residue is cleaned back as far as practical so the timbers can be seen and the roof can breathe and ventilate again.
Every stage of the job is photographed. At the end you receive a completion report showing each stage of the work in progress – ready to share with your valuer, lender or buyer. What's in the report.
We insulate at ceiling level with mineral wool to the recommended 270mm, keeping eaves ventilation clear, so your home stays warm.
We photograph every stage of every job. When the work is finished you receive a completion report – a clear, dated record of what we did, which you can share with your surveyor, valuer, buyer or lender.
Straight talking about "certificates": there is currently no official industry standard for a spray foam removal certificate, and no contractor can guarantee that a particular lender will lend. Our report is honest evidence of the work. The Property Care Association announced in August 2026 that it is developing a standards and membership framework for removal contractors – we'll keep this page updated.
Some lenders ask for an independent inspection of the roof, before or after removal. That should come from someone with no commercial interest in the work – for example a PCA-registered spray foam assessor or a RICS surveyor. Ask your lender or broker exactly what they need before work starts, so the evidence matches what they'll accept. Our guide to selling or remortgaging with spray foam walks through the steps.
Open-cell foam is soft and spongy and usually comes away more easily. Closed-cell foam is rigid and dense and often bonds firmly to whatever it was sprayed onto, so removal is slower and needs more care around felt, membranes and tiles. We'll identify which type you have during the inspection and price the job accordingly – see our spray foam removal cost guide for typical UK price ranges.
RICS and Trading Standards have warned homeowners about cold calls and unsolicited offers to install or remove spray foam, including so-called "free removal schemes". There is no government funding for spray foam removal. Always get a written quote and check who you're dealing with.

Spray foam applied to the underside of a roof covers the rafters and roof covering, so a valuer can't easily inspect their condition. If it was poorly installed or the roof isn't adequately ventilated, it can trap moisture and lead to timber decay. Because of this some lenders won't lend at all where spray foam is present, and others decide case by case and may ask for installation paperwork or a specialist inspection report.
Not always. The government has said foam installed to the relevant standards should not require removal, and industry guidance says removal may not be needed where risk is low. Some lenders will consider a property with the right documentation and an inspection report. We recommend checking with your lender or broker first. If removal is what you need, we can help.
Removal allows a valuer to inspect the roof structure again, which is what many lenders want. Each lender makes its own decision, so nobody can guarantee a particular lender will lend, but we photograph every stage of the work and provide a completion report you can share with your valuer, buyer or lender to support your application. See our guide to selling or remortgaging with spray foam.
We remove it by hand using hand tools, working carefully between rafters to avoid damaging the timbers, battens and any roof membrane or felt. Waste is bagged as we go and taken away for disposal. Residue is cleaned back as far as practical, and every stage is photographed for your completion report.
Foam that's bonded to a roof membrane, felt or tiles can sometimes pull at the material it's stuck to. That's why we inspect first and tell you about any risk before quoting. If the underlay or battens have already been damaged by the foam or by moisture, we'll show you, and you may need a roofer to make repairs.
Yes. We photograph every stage of every job, and when the work is finished you receive a completion report showing each stage of the work in progress – so you can see it has been done properly. You can share it with your surveyor, buyer or lender if they ask for evidence of the work.
It depends on the size of the roof space, the type of foam, how it was applied and access. We'll give you a realistic timescale with your quote.
Every roof is different, so we price each job after looking at it – get a free quote for an exact price. As a guide, published UK cost guides put a typical three-bedroom loft at roughly £2,000 to £5,000, with closed-cell foam and larger roofs at the top end. In March 2025 the government confirmed there is no government financial help for spray foam removal. If your foam was installed incorrectly, you may be entitled to remediation from your installer or through an insurance-backed guarantee, and TrustMark may be able to help if you can't resolve it with the installer. Be wary of cold callers offering "free" removal schemes. More in our grants guide.
Yes, if you'd like us to. Once the foam is out and the roof can ventilate again, we can insulate at ceiling level with mineral wool to the recommended 270mm, so your home stays warm.
